Own a Slice of Dubai Property for AED 2,000
For decades, Dubai real estate meant one thing: buy a whole property or buy nothing. In 2025, the Dubai Land Department changed that with the region’s first regulated real-estate tokenization programme — letting ordinary investors own fractional, blockchain-registered shares of real Dubai properties from just AED 2,000. By 2026 the pilot has matured into a live market with secondary trading. Here is how it actually works, what it costs, and whether it belongs in your portfolio.
What Tokenization Means (Without the Jargon)
A property — say, an apartment worth AED 1,000,000 — is divided into digital tokens, each representing a fractional ownership share. Buy 2 tokens at AED 1,000 each and you own 0.2% of that apartment: you are entitled to your share of rental income and any capital appreciation, recorded on a blockchain ledger linked to the DLD’s own land registry. Sell your tokens on the secondary market when you want out. It is crowdfunding meets stock-market mechanics, applied to bricks and mortar — with government registration underneath.
The DLD Programme: What Happened
- Phase 1 — the pilot (May 2025 to February 2026): DLD partnered with Prypco, Ctrl Alt, VARA, the Central Bank and Dubai Future Foundation to launch the Prypco Mint platform. The first offering — minimum AED 2,000 — sold out within a day to 224 investors from 44 nationalities. One villa in the Rukan community sold out to 169 investors from 40 nationalities in under five minutes. Across the pilot, over AED 18.5 million was invested by 50+ nationalities; roughly 70% were first-time Dubai property buyers.
- Phase 2 — secondary trading (from 20 February 2026): around 7.8 million tokens became tradable 24/7 through the Prypco Mint app, with sellers listing within ±15% of the app’s displayed valuation. In July 2026 the secondary-market minimum was cut from AED 2,000 to AED 1,000.
- The 2033 target: DLD aims for tokenized assets to represent 7% of Dubai’s real estate transactions by 2033 — roughly USD 16 billion.
How to Invest: Step by Step
- Check eligibility: as of 2026, the programme is restricted to UAE residents aged 18+ with a valid Emirates ID. International access is planned for a later phase but has no confirmed date.
- Download the Prypco Mint app and complete KYC/AML verification with your Emirates ID.
- Browse listings: each property shows valuation, projected rental yield, token price and available supply.
- Buy tokens: from AED 1,000–2,000 minimum depending on the market (primary vs secondary), paid in UAE dirhams by bank transfer or card. Crypto payments are not accepted.
- Earn: rental income is distributed proportionally, net of management fees.
- Exit: list tokens on the in-app secondary market within the ±15% valuation band, or hold long-term.
One structural rule: no single investor may hold more than 20% of any one property’s tokens, keeping the model genuinely fractional.
Returns: What Can You Realistically Expect?
- Rental yields: tokenized properties are typically selected for yield — expect net distributions in the 5–8% range, comparable to direct ownership of similar units minus the hassle.
- Appreciation: your tokens track the property’s DLD-linked valuation. You get Dubai market exposure without a mortgage or a AED 500,000 deposit.
- Costs: platform and management fees apply — read each listing’s fee schedule. There is no 4% DLD transfer fee on token purchases (a meaningful saving vs direct buying), but secondary-market spreads and fees still drag on returns.
Risks — Read This Before Investing
- Liquidity is limited: secondary trading exists, but the market is young and thin. Do not assume you can exit a large position instantly at full valuation.
- Regulatory evolution: the framework is a pilot. Rules on taxation, inheritance of tokens and cross-border access can change.
- Platform risk: tokens are DLD-linked, which mitigates the worst case — but operational dependence on a single platform (Prypco Mint, currently the only licensed venue) is real.
- No leverage, no control: you cannot mortgage tokens, renovate the property or force a sale. You are a passive fractional owner.
- Valuation subjectivity: the ±15% listing band means secondary prices can deviate from “true” value in thin trading.
Tokenized vs Direct Ownership
- Choose tokens if: you have AED 2,000–50,000 to deploy, want Dubai exposure without landlord headaches, value liquidity over control, or are testing the market before a full purchase.
- Choose direct ownership if: you can clear AED 500,000+, want leverage (mortgages), plan to live in the property, or want full control including short-term rental licensing.
- They combine well: several investors use tokens as a satellite allocation around a core direct property portfolio.
What Is Coming Next
DLD has signalled wider access in later phases — international investors, more licensed platforms beyond Prypco Mint, and deeper secondary-market liquidity. If the 2033 target (7% of transactions) is even half-met, tokenized property will be a mainstream Dubai asset class within a few years. For now, it is a regulated, genuinely innovative on-ramp to the world’s most dynamic property market — best approached as a learning allocation, not a life-savings bet.
